The construction of a multi-storey apartment building solves several problems at once. A relatively small plot of land houses a building that will provide comfortable accommodation for a large number of families. Housing construction is a big responsibility, where every detail is important and every miscalculation and failure is avoided, because it concerns the safety of a large number of people.
The optimal way to build a dwelling house is chosen taking into account several conditions: climatic zone, seismological situation, type and type of soil, as well as availability of necessary materials and volume of investment in construction. In addition to monolithic construction, prefabricated concrete structures that differ from:
Excellent bearing characteristics:
In addition, the design of prefabricated BBB structures is independent of adverse weather conditions, as opposed to the construction of a monolithic building.
The construction of WBI structures is carried out using several technologies:
Depending on the method and features of the construction of the building, the nature of the static and dynamic loads, a variety of reinforced concrete bearing elements are used for the construction of the building frame:
All structures are welded together and concrete in the joints, forming a strong building frame.
Prefabricated concrete structures were first used for industrial or administrative buildings. Today, thanks to flexible internal planning, they are used for housing construction. The use of prefabricated BBB structures makes it possible to reduce the total quantity of construction materials used and to carry out installation in all weather conditions.
Concrete columns, bars and stairwells are used to create the structure. The foundation of the building is made of beams on which supporting columns are mounted at a distance of 6-12 meters. Openings between columns and beams are concrete, works on hydro- and thermal insulation of the foundation are carried out.
The rigidity discs of the prefabricated building are assembled from cross-beams or floor plates, on which the exterior walls of the building are then mounted. The thickness of the walls will depend on the climatic conditions of the region. Inside walls and partitions are built. After the walls are completely dried, finishing works are carried out inside and outside the building.
Mixed construction technology involves the use of prefabricated and monolithic concrete structures. Factory-made cross-beams, columns and floor plates are used to create a bearing frame.
The connection of the prefabricated structures is ensured by the stretching through them of rigid reinforcing rods and the subsequent concretion of interfaces and joints. Prefabricated stairways, ventilation units, internal partitions, etc., can also be used for internal planning and fencing.
This technology makes it possible to construct large-scale buildings and expand the possibilities of internal planning, as well as to reduce the consumption of building materials, which reduces the cost of a square meters of dwellings, and makes it possible to construct buildings with a height of more than 30 floors.
For the construction of monolithic buildings, a strong concrete mixture is used, which is poured into a special form of a formwork. It is mounted around the entire perimeter of the building and closely resembles its contour. Metal fittings are inserted into the form to create a high strength. The main load is distributed on reinforced concrete columns, metal reinforcing rods and concrete foundation of the building. The foundation is sunk to a depth of at least 2 floors.
The monolithic technology makes it possible to erect high-rise buildings characterized by the reliability and strength of the structure, as well as by the variability of the internal layout. This is the most expensive option, so low-rise buildings are rarely used.
The most budgetary option for construction is the frame-panel technology for the construction of residential buildings. All elements of the structure of the building (framework and wall panels) are manufactured in factory conditions. The structure of the building can be of several types:
Frame-panel technology of construction allows to build 15-25 storey buildings and make overpasses up to 18 meters. This provides extensive internal planning. At the same time, the use of standard BBI products somewhat limits the general architectural solutions of the building.
LLC LMS for many years has been engaged in the construction of housing construction objects of any level of complexity and height. We build residential houses and housing complexes with all necessary infrastructure using modern building technologies and high-quality building materials.
The long-term professional experience and the staff of highly qualified specialists allow us to provide the full range of services: from creation of the project concept, obtaining of the permissive documentation to design and execution of the whole complex of construction and installation works.
When creating the project of the housing construction facility we apply modern technologies of design BIM and create a unified information model of the future building. The Future Site Information Database includes all aspects of the construction, provides a voluminous visualization of the future site, contains detailed schematics and calculations of all elements of the building construction, regulates the time and stages of construction works, time of commissioning, etc.
Our cooperation with the customer or the investor of the construction of the residential complex is carried out on the basis of the EPS contract. According to which we carry out all complex works on design, excavation, project documentation, selection and purchase of building materials, carry out construction and installation works and bring the object into operation.
One of the directions of LLC LMS is housing construction. Specialists of Russian company «Marashstroy» and LLC LMS Group engaged in construction of residential complex «Da Vinci» in Odintsovo town, residential complex «Sedmoe Nebo» and «Horoshye Horomy» as well as high-rise house with ground and underground infrastructure in Nizhny Novgorod, residential complex «Grand Park» in Sergiev Posad town. They created a large project of mass housing development in Samsun (Turkey) «Samsun Kuruplit» with a total area of more than 70,000 m2.
We have sufficient resources and experience to implement any such facility. For any questions, please call +7 (495)-626-40-50 or e-mail info@lms-construction.ru.
