LMS build skills: unique facility

09.01.2023

Unique architectural objects sometimes represent the most authentic works of art. They amaze with their size, appearance and become the main attractions of cities. The unique structure is being built according to a project designed specifically for a specific object, taking into account a variety of conditions and requires long and painstaking work. It becomes clear that construction is a difficult task, already from the stage of making a decision on its construction.

Unique buildings are a special category of structures whose technical characteristics do not meet standard standards for one or more parameters. In the Urban Planning Code, non-standard structures are classified as a special category of «Particularly dangerous, technically complex and unique objects». This category includes industrial and civil, high-rise and large-span buildings and structures, specialized structures of marine, automobile and railway transport, highways, airfields and special-purpose facilities.

Main Features

The unique category includes objects with the following characteristics:

  1. Structures with a span width of more than 36 meters.
  2. The buildings are more than 75 meters in height.
  3. The width of the spans is over 100 meters.
  4. The depth of the foundation is over 15 meters.

This category also includes:

  • structures for the construction of which non-standard or specially designed elements are used, or structures requiring preliminary tests;
  • buildings erected in conditions of high seismic activity;
  • socio-cultural, commercial, sports, religious objects, where more than 1,000 people can be at the same time or more than 10,000 people can be near them.

Design features

The design of unique buildings is carried out in three stages – pre-design solution (preliminary design), project documentation and working documentation.

At the initial stage, it is important to prepare a feasibility study and perform calculations. Several project implementation options are also being developed. After a thorough check, the best option is selected, and project documentation is developed based on it.

The creation of the project is preceded by a large pre-project preparation. It is necessary to obtain several permits, select a site, carry out a complex of engineering and survey work and determine its suitability for construction. Analyze how the placement of the structure will affect nearby buildings, perform preliminary calculations of structures, create special technical specifications, etc.

The design is carried out with mandatory scientific and technical support, which includes independent verification of all calculations, the results of surveys and tests, experimental studies of unique structural elements and independent expertise.

Tests and calculations during design

  • A wind tunnel is an installation that creates an air flow for experimental research and simulation of wind load on a building of any shape.
  • Modeling and calculations of the behavior of structural elements in emergency situations caused by local destruction of structures (progressive collapse).
  • Checking the voltage in the cross-section of the rod allows you to check the bearing capacity of any non-standard cross-section of the rod element.

The design and construction of unique buildings in the foreseeable future may change the appearance of cities beyond recognition. In conditions of dense urban development and high cost of land, the construction of unique buildings can maximize and improve the comfortable and safe space for human life and work in the medium term.

Such buildings and structures are safe to operate and durable. The design of unique buildings iscarried out by a team of specialists: designers, architects, engineers, builders with a high level of training, relevant experience and qualifications.

The specialists of the LMS Group of companies have extensive practical experience in creating projects of unique buildings for various purposes. We carry out a full range of works on the design of unique, high-rise and large-span buildings, as well as their construction and reconstruction. The use of modern BIM technologies allows you to create a computer model of the future building and carry out the necessary calculations with maximum accuracy.
